St Basil's Aged Care Energy Audit - Randwick Site

An aged care facility with 114 residents located in Sydney, NSW. It is new facility that was built in 2017. The facility consists of four buildings. The challenge was to find energy saving opportunities in such new facility. However, we were able to find 14 opportunities and the major recommendations are listed below:

  • Fine tuning to the air conditioning controller and hot water system.
  • Temperature setpoint setback.
  • Solar hot water system.
  • Reduce pool water temperature and filtration pump run time.
  • Install solar PV System to generate electricity.
  • Occupancy Sensors.

Total annual cost saving was $37,880 with 3.34 years payback period. Annual GHG avoidance was 210 Tonnes CO2-e.

Millhaven Lodge Aged Care Energy Audit

An aged care facility consists of five buildings with 104 residents and located in Pakenham, Victoria. We helped them to secure a governmental grant to cover half of the cost of our energy assessment and a bonus to implement part of our recommendations. Major energy saving recommendations are listed below:

  • Fine tuning to the air conditioning controller and hot water system.
  • Improved boilers' controls.
  • Replace two old boilers with new high efficiency type.
  • Add insulation to the roof of one of the buildings. 
  • Solar hot water system.
  • Replace lights with more efficient type.
  • Occupancy Sensors.

Total annual cost saving was $27,570 with 5.87 years payback period. Annual GHG avoidance was 134 Tonnes CO2-e.

Grand Cedar Aged Care Energy Audit

An aged care facility with 75 beds capacity located in Melbourne, Victoria. It was new facility with only two years old and it has so many energy saving measures already undertaken during design stage. The challenge was to find energy saving opportunities in such efficient building. However, we were able to find 15 opportunities and the major recommendations are listed below:

  • Fine tuning to the air conditioning controller and hot water system.
  • Temperature setpoint setback.
  • Solar hot water system.
  • Convert manual control of the heating system to automatic Control.
  • Replace lights with more efficient type.
  • Occupancy Sensors.

Total annual cost saving was $17,680 with 8.25 years payback period. Annual GHG avoidance was 106 Tonnes CO2-e.

Mekong Aged Care Energy Audit - Keilor East Site

An aged care facility consists of four buildings with 60 residents and located in Keilor East, Victoria. We helped them to secure a governmental grant to cover half of the cost of our energy assessment and a bonus to implement part of our recommendations. Major energy saving recommendations are listed below:

  • Install solar PV system to generate electricity.
  • Fine tuning to the heating controllers and hot water system .
  • Improved air conditioning units' and boilers' controls.
  • Solar hot water system.
  • Replace lights with more efficient type.
  • Occupancy Sensors

Total annual cost saving was $21,167 with 5.79 years payback period. Annual GHG avoidance was 94 Tonnes CO2-e.

Mekong Aged Care Energy Audit - Cairnlea Site

An aged care facility consists of one building with 60 beds and located in Cairnlea, Victoria. We helped them to secure a governmental grant to cover the full cost of our energy assessment and a bonus to implement part of our recommendations. Major energy saving recommendations are listed below:

  • Improved air conditioning units' and boilers' controls.
  • Install solar PV system to generate electricity.
  • Fine tuning to the controls of the hot water system.
  • Occupancy sensors.
  • Office equipment and kitchen appliances controls.

Total annual cost saving was $12,350 with 6.61 years payback period. Annual GHG avoidance was 63 Tonnes CO2-e.

Aged Care Facility Energy Consumption Simulation

AESS has successfully completed the energy consumption simulation of an aged care facility building in USA. This service included the followings:

  • Building a model for the facility in a simulation software and as per the architectural drawings.
  • Adding the construction materials of the building to the building model in the simulation software including the windows and doors.
  • Adding the as-built building services to the building model in the simulation software such as but not limited to HVAC systems, lighting systems, domestic hot water systems...etc.  
  • Running an energy consumption simulation for the facility.
  • Calibrating the energy consumption results in the simulation software to match the actual energy bills within +/- 15%.
  • Applying Energy Conservation Measures (ECMs) in the simulation software to quantify the energy saving for each measure so the client can decide on which measure they can implement for a better return on investment (ROI).
